Karchem Properties was retained to negotiate the Purchase Agreement, conduct acquisition due diligence, and rehabilitate the facade to qualify the property for the sale of Transfer Development Rights. A nightclub occupies the property. Karchem advised the owner on leasing, operations and maintenance issues.
Designed by Appleton P. Clark, Jr., 911 F Street, NW is noteworthy for its rusticated stone and archway at the entrance. Karchem worked closely with the Historic Preservation Office to determine the requirements for restoring the facade and prevent further degradation of the limestone facade and deterioration of steel casement windows.
