Karchem Properties conducted disposition due diligence for the broker who represented the Canadian government in the sale of the building to the Republic of Uzbekistan. The budget and schedule prepared by Karchem Properties for rehabilitating the property was used to determine the asking price and to assist prospective buyers in understanding the scope of the rehabilitation. Following closing, Karchem Properties was retained by the Republic of Uzbekistan to rehabilitate the building.
The Embassy was designed as a personal residence by J.H. deSibour. It is listed on the National Register of Historic Places. The interior finishes include imported marble, fine wood carvings, ornamental plaster, wrought iron work, silver, bronze, and crystal light fixtures, period mantles and fireboxes, ceiling murals, and Wedgewood friezes. Karchem Properties directed the rehabilitation with great care so as to preserve these historic elements and to accommodate the Uzbekistani artwork that was incorporated into the design..
The program for the Embassy was "mixed-use," calling for the Ambassador's residence on the third floor, offices on the second floor, as well as a Chancery, a commercial kitchen, and reception areas on the first floor. The rehabilitation of the long vacant building included: repair of the slate roof, installation of a single membrane roof, restoration of a vintage elevator and several fireplaces, installation of a new security system and communications network including satellite TV.
